Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application fee per applicant: $60
Corporate Application Fee: $100
Corporate Occupant: $25
Guarantor Application Fee: $60
Administrative/NRP Fee: $250 holding fee refundable amount taken at applications, should be the standard refundable if denied or cancels within 3 business days, goes toward NRP fee at move in
Security deposit: $150
Security Deposit - Additional: $500
Security Deposit - Maximum: Equal to one full month's rent
Package Concierge: $10 one-time registration fee
Package Late Fee: $3.00 per day if not picked up after three days.
Pet Fee at move-in non-refundable: $350 for one or two pets
Garage Remote Replacement or Additional if needed: $50
Satellite Dish Security Deposit: $100 if install dish. Paid at time of install request.
Monthly pet fee: $40 per apartment
Water/Sewer/Trash: Varies monthly based on usage, billed in arrears by third party
Water/Sewer/Trash billing Fee: $3.25 not to exceed $5 monthly
Pest Control: $2 monthly
Utility Billing Fee - if not in resident's name: $25 plus cost of utility each month charged if not transferred to resident name.
Late Fee: Late fee of $75 charged on the 6th. Charged on balances over $100.
Liability Insurance if renter's insurance policy lapses: $13.22 (not to exceed $15 per month)
Apartment Transfer Fee: $400 collected at time of move in, $150 holding deposit goes toward new deposit, collected at time of ICT request, refundable if denied or cancels within 3 business days, goes toward deposit at move in.
NSF Fee: $75 plus applicable fees
Termination Fee: Equivalent to two-month base rent

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $350

Rent $40

Comments: Only one nonrefundable fee for 1 or 2 pets of $350 due at move-in. Only one fee for 1 or 2 pets of $40 a month. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

The Gardens at Polaris Apartments requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
